Types of Underpinning


Over time, some buildings experience movement. This can be caused by inadequate foundations, highly shrinkable soils, tree roots, leaking drains etc. Underpinning is often the best solution, which requires excavating below existing foundations in one meter wide sections and pouring concrete to extend the depth of the foundations to more suitable ground. This is known as traditional underpinning or mass concrete underpinning.


As an alternative to traditional underpinning, base and beam underpinning may be used. Base and beam underpinning requires less excavation and less concrete, therefore it is often seen as an economical alternative to traditional underpinning. Ground conditions and site specific factors also play a significant role when deciding which underpinning technique to use.


In particularly poor ground conditions, mini-piles are sometimes used to assist the underpinning process, they can be an economical method of reaching good quality load bearing strata. Reinforced concrete beams are formed on top of the mini piles and these extend under the existing foundations to provide support.


We can offer our clients the complete basement structure, ready for fit out. We carry out all underpinning, concrete slab, waterproofing and drainage works and we are always happy to offer our clients advice and assistance.


Piled rafts offer another commonly used alternative to traditional underpinning. We tend to use piled rafts when the subsidence is more extensive and the ground conditions are particularly poor, which would render traditional underpinning uneconomical.

Instead of underpinning the foundations, we mini-pile the internal area and these mini piles support a new reinforced concrete slab or raft, which extends beneath the load-bearing walls and supports the superstructure.

Piled rafts tend to be more practical than traditional underpinning in poor ground and they are more economical than a total demolition and re-build of a property. Please see photos of some of the piled raft projects that we have worked on.


London Underpinning also shore up buildings to provide temporary or permanent support to vulnerable structures.

We install anchor blocks and bracing as well as steel support structures to hold delicate buildings, facades, or gable walls in position while potentially damaging construction work is carried out.

We also provide structural support where buildings or building elements have been identified as being at a high risk of full or partial collapse.

How Can We Help?

Usually underpinning is required when a property has experienced subsidence. This could be caused by soil under the foundations shifting away from the structure which creates a cavity, leading to subsidence as the weight of the building settles into it. An underpinning company will repair or strengthen the foundation in order to remediate the problem.

Mass concrete underpinning, requires excavation of a foundation section, which is then filled with concrete. The process is then repeated until the foundations are sufficiently strong to bear the weight of the building.

Yes, underpinning provides a long-term, engineered solution to foundation issues.

The term mini-piles normally refers to piles smaller than 300mm in diameter, which can be installed using a mini-piling rig, or where this is impractical, by a hand operated rig.  When ground conditions make it impractical or uneconomical to use traditional, mass fill underpinning, mini-piles can be an effective way of extending the foundation down to good quality strata. A reinforced concrete beam can be cast over the mini-piles in such a way as to underpin an existing foundation.

Yes. We offer 10 year guarantees for our underpinning and structural works (subject to terms and conditions). We also offer Insurance Backed Guarantees (IBGs). These are a kind of insurance policy that protects clients should their contractor stop trading. They also provide reassurance that the completed work meets insurers’ standards.

London Underpinning is a Delta Membranes approved installer. We use Delta’s waterproofing system to ensure that basements and underground structures in the London area are made structurally waterproof in order to create a dry, habitable space.
